Location & Description

Argyll is a neat little neighbourhood. It only consists of 335 homes and is tucked away between two branches of the Mill Creek Ravine. The ravine is pretty flat by then, but access to the river valley trails is amazing. Here you’ll find treed boulevards, single family homes and plenty of space, long before the next neighbourhood starts.

Average asking prices are high in Argyll, (just over $450,000) although so far most buyers have refused to pay such a high price with buyer willingness fairly low at 77%. Ranges go from a very inexpensive 250,000 all the way to – as close as makes no difference – a million dollars. Averge sizes are actually quite large for the era of homes in the neighbourhood at about 1370ft² and range all the way from a tiny 860ft² to a massive 2660ft². It looks like Argyll has something for everyone. Once people realize what a gem this neighbourhood is, I’ll bet the prices increase quite dramatically.

Almost every house built in Argyll was built after WWII. There were a very few homes built after that, but almost all the development was done long ago. Some houses may be knocked down for new infill homes in the future, but with good sizes of homes, it’s not likely for some time.

Well, as you can see 95% of the homes in Argyll are houses – that is low density to be sure. There’s only about 15 semi-detached units in the area at all. No apartments or row houses here.

There aren’t many renters in Argyll, either. This neighbourhood is almost completely owners – a much, much higher ownership rate than the City of Edmonton average.

Access & Parking

Access to Argyll is pretty bad. I hate to give a poor score to any neighbourhood, but Argyll can be trouble to get into and out of. There is one access point for 167 homes – two points total. Luckily there aren’t too many people living in the area, but still – two exits just isn’t enough.  There are lights at one intersection and a back road into Hazledean to the west, but that’s all. There is a ravine blocking access from the east and north and that causes some problems for possible ways of getting into and out of the neighbourhood. Luckily there isn’t much traffic through the area except along 66th Avenue (which is a major transit route).

Parking is excellent in Argyll. There should be absolutely no problem parking out front and most of the homes have access to the rear through a back alley – that is always the best for parking, so Argyll gets top marks for that.

Transit

Transit is actually not bad for such a small neighbourhood. There are 5 bus stops meaning one for every 67 homes. They are all in the centre of the neighbourhood – but it’s not much trouble to walk there from anywhere in the area and there are no busy roads to cross within the neighbourhood.
