Bonnie Doon is located in south Edmonton just east of Mill Creek Ravine, north of 82nd Avenue and south-west of Connors Road and 83rd Street. It is bordered by Strathcona on the other side of Mill Creek Ravine, Strathearn to the north, Idylwylde to the east and King Edward Park to the south. Bonnie Doon is a fairly large neighbourhood that has always been desirable for its location and style. Often the entire area nearby is referred to as Bonnie Doon area. There is a fairly large shopping mall (Bonnie Doon Centre) in the south-east corner which features a Safeway grocery store, a Sears department store, Shoppers Drug Mart and food court. Just north of the mall is the Idylwylde Branch of the Edmonton Public Library. Bonnie Doon is also the location of the University of Alberta’s Faculté Saint-Jean.
Most homes in Bonnie Doon were constructed in the post-war era up to 1960. This is very common for this part of Edmonton just because of where the area is. The city was expanding in the 1950s and even though the neighbourhood was annexed in 1912, any of the homes that were present at that time still survive to this day. Importantly, this chart was generated with 2006 census data and no updated census has presented information about construction in Bonnie Doon since. Bonnie Doon is a very hot market for infill properties at this time, and so many more of the homes in Bonnie Doon are being built now. Duplexes are being added and wider lots are being split for narrower houses.
This chart shows what types of houses are present in Bonnie Doon (as of 2012). In the past few years, density has been slowly increasing as land values in Bonnie Doon are rising and developers are finding the area desirable for new builds. Most of the homes in Bonnie Doon are detached houses, but there are also a number of low-rise apartments and high-rise apartments as well. Duplexes are being built more often as older homes on large lots are being knocked down and a few row house projects have been built as well.
As of 2012, about half of all units in Bonnie Doon are rentals and about half are owner occupied units.
