Brander Gardens Location & Description

Brander Gardens is a southwest residential neighbourhood that is located north of 51 st avenue, west of the Whitemud freeway, and south-east of the North Saskatchewan River and Fort Edmonton Park. The area is considered very secluded and is quite desirable because of its proximity to the river valley, number of schools and lack of traffic. Brander Gardens is considered an ‘Old Riverbend’ neighbourhood.


Almost all of Brander Gardens was developed in the 1970s with some construction occurring in the 1960s. Some early 1980s houses were built in the area and not much has changed since. The homes that I have seen in Brander Gardens are typically very solid and with some upgrades would likely be large enough to last many more decades.

There are only 3 home types in Brander Gardens. The area is 25% houses, 38% townhouses and 36% low-rise apartments. Some of the apartments are rental units and some are condominiumized. Bear in mind that looks can be deceiving – the percentage of houses is not as high as of townhouses and low-rise apartments, but the houses take up much more of the area of Brander Gardens. Brander Gardens houses have a lot of land each.

As you can see, the majority of Brander Gardens houses and apartments are owned, but there is a large number of rentals. Many of the apartment buildings may have rental units and that will bring the average number of renters up.

Parks & Recreation

Besides the schoolyards in Brander Gardens, there is only the ravine for parkland in the neighbourhood. That said, the ravine is totally amazing and there is an enormous amount of space to cycle or walk. Fort Edmonton Park is also located just north of Brander Gardens as is the John Janzen Nature Centre. Recently the City of Edmonton built a spectacular footbridge from Brander Gardens to Oleskiw (Wolf Willow). This bridge connects to many more trails running all the way to Rio Terrace in the west end.

Access & Parking

Because Brander Gardens is in a bend in the river and bounded by the Whitemud Freeway, access to the neighbourhood is very limited. There are only 2 entry/exit points for the neighbourhood. That’s one point for every 518 homes – not very good for access, but that’s the price for a secluded location.

Parking on the other hand is quite decent as the lots are large and most houses have garages. There shouldn’t be much trouble parking in Brander Gardens.

Transit

There are 7 bus stops in Brander Gardens – one for every 147 homes.
