Location & Description

Brookside – sometimes known as “Old Riverbend” was developed in the 1960s and 70s. It is located south of the North Saskatchewan River, west of Whitemud Ravine, and east and north of the Whitemud Freeway. Much of Brookside is quite close to Whitemud Ravine because the neighbourhood is tall and narrow, which makes for some very expensive homes – the average asking price being just over $600,000 in 2012. The Hot Market Index for Brookside in 2012 was just below the Edmonton average which is normal – typically expensive neighbourhoods are not intensely sought-after because not that many buyers can afford to live in the area.

You can see from the above chart that Brookside was pretty much all constructed in the 1960s and 70s. Apparently the City of Edmonton annexed the area in 1960 and houses were built very soon after. Not much has changed since that time. Most homes are still from the 60s and 70s, and only a few have been taken down to make way for newer homes in recent years.

When it comes to home types, Brookside is very homogeneous. There are a couple of row houses and apartment units, but the area is almost all single family homes. That situation isn’t likely to change because land values are so high in the area. It would be very difficult to buy adjacent properties to make way for anything denser than houses. 83.7% of Brookside is houses, 10.6% is townhouses and 5.7% is low-rise apartments.

As with many neighbourhoods, Brookside is just too expensive to have many rental properties. Investors would not usually be interested in purchasing such large and expensive homes to rent out. 81% of Brookside is owner-occupied and 19% of the neighbourhood is tenant-occupied.

Access & Parking

Access to Brookside is not good. That is to say that there is only one access point at 53rd Avenue  and it requires the use of Whitemud Drive. This can be a blessing for people wanting only local traffic in the neighbourhood, but there is no other way out of or into the neighbourhood at all. At times when the Whitemud is under construction or during rush-hour, this could be a bit annoying. Again, that being said, there is absolutely no through traffic in the area at all.

Parking is excellent in Brookside. Houses are large and therefore frontage allows plenty of parking. Off street parking is plentiful as well because the area has back alleys and most homes have garages.

Transit

There are 10  bus stops in Brookside. That is a lot of bus stops – one for every 72 houses, which is really good.
