Location & Description

Lansdowne is located north of the Whitemud Freeway and south of the University of Alberta Farm and west of 122nd Street and continues up to the river valley. The average home price is well over the City of Edmonton average, but the range is quite reasonable considering the location. House prices range from almost $400,000 up past $700,000. Home sizes explain part of the value as they range from about 1300ft² to over 2300ft² and averaging at 1700ft² – still quite large for older areas.

What seems most interesting is the desirability of Lansdowne. Almost no one wants to move out of this area. That says a lot about how people feel when it comes to a neighbourhood. If less than 3% of owners put their home on the market in a year, that means the area meets their needs. This is one of the highest desirability scores in the City of Edmonton. Of 530 homes, only 15 went up for sale in 2012. What it suggests is that if you move to Lansdowne, you aren’t likely to ever want to leave.

Much like other neighbourhoods in the area, most of Lansdowne was developed in the 1060s, with a little development in the 70s and early 80s, too. A few houses have been built more recently, but not many. It is likely that people are happy with what their homes allow and the land cost is still rather high to be building new homes when older ones will do just fine.

The majority of Lansdowne is single family homes, but there are some apartments in the area. None of the apartments have been condominiumized thus far. Just over a quarter of the units are low-rise apartments and just under 10% are high-rise units.

Lansdowne’s rental rate is actually pretty close to the City average. There aren’t likely many houses that are rented in the area, because the apartments that are in the neighbourhood account for almost the exact number of rental units listed in the 2006 Census. Basically the apartments are all rentals which means almost none of the houses could be.

Access & Parking

It isn’t good when you have to rely on 2 exits for 530 homes – one for each 265 residences – and all of them depending on one road. Access into and out of Lansdowne is limited to be sure. Proximity to the Whitemud Freeway is certainly good, but getting in and out could be trouble.

Parking however, is amazing. There should be no problem parking in Lansdowne at all.

Transit

There are 6 bus stops in Lansdowne – one for every 88 homes. A pretty good score.
