Location & Description

Malmo Plains is a wide rectangular neighbourhood that has just over 1400 homes in it. It sits between 51st Avenue and the Whitemud Freeway from north to south and in between 122nd Street and 111th Street from east to west. House prices are still quite reasonable in this area even though it has a great location and excellent resale value. Prices ranged from $240,000 to $479,000 in 2012 and sizes anywhere from 710 ft² to 1700ft². Malmo houses are not ostentatious – there aren’t any mansions to speak of, but there are some very well maintained homes, to be sure. Much of the area is well manicured and cared for.

What is most interesting about Malmo Plains is that buyers are willing to pay 100% of the list price of a home. The market is so hot in the area, that almost all the homes get snapped up, which means buyers love the area. And when it comes to owners, well almost no one sells their home – which means they are happy where they live. This shows how popular Malmo Plains is – and suggests that prices should increase with all the interest in the area.

Malmo Plains had most of it’s units built in the 1960s, but there was some development before then and there has been some in recent years as well. There was a condo building built recently which accounts for some of the new construction in the area. Most of the houses are from the 60s, though. Not many infills have been built in the area.

Most of the homes you can buy in Malmo Plains are houses. Besides that, there is only one condominium building and a few duplexes. The vast majority of low-rise units and all of the high-rise units are part of Michener Park (see below) which is all rentals.

A large number of units are rentals in Malmo Plains. This is because of the Michener Park Student Housing Complex that is owned and operated by the University of Alberta.

There is only one park in Malmo Plains located adjacent Malmo School at 4716 115 Street.

Access & Parking

Access into Malmo Plains isn’t that great. There aren’t many entry/exit points, but there are still a lot of homes in the area. All entry points that can handle any amout of traffic are located on 51st Avenue, which is putting all a neighbourhoods eggs in one basket. During school pick-up and drop-off times and during rush hours this could be frustrating to deal with.

Transit

There are 12 bus stops and one LRT station in Malmo Plains, so the transit score is one stop per 108 homes. that’s pretty good. Having an LRT station in your neighbourhood makes public transit much more useful here as it gives quick access to other areas of Edmonton.
