Location & Description of Queen Alex

Queen Alexandra is a neighbourhood located just south of Whyte avenue between 109th street and 104th street and running up to 70th Avenue.

Prices of homes in Queen Alex are fairly reasonable when it comes to such a central area at a $375,000 average. Prices ranged all the way from $150,000 to $750,000 in 2012 – not very expensive compared to some other neighbourhoods in the area.  Average home sizes are just over 1100ft² and the range (of the ones sold in 2012 at least) is one bedroom apartments at a miniscule 460ft² ranging all the way to a very large – but still fairly reasonable 2500ft².

Queen Alex is fairly popular these days – getting a Hot Market score of 49.4 °G. That’s a little more popular than neighbourhoods nearby, but not so hot as McKernan. The area is quite desirable with owners, too – over 95% of them didn’t try to sell last year – meaning the area is excellent at meeting their needs – be it for investing or living. Interestingly as well, the Dilapidation Score for the neighbourhood is very low meaning even though there are a lot of older homes and buildings here, they are well kept. That is a huge plus for residents because too many run down homes starts to make an entire area look run down. Not the case in Queen Alex.

Queen Alexandra has a very good mix of decades going for it. Not so much was constructed in recent years, but there is a lot made in the Pre-war era, the Post-WWII era and the 60s and 70s. Even the early 1980s saw some construction in Queen Alexandra. This is not a common sight and makes for a very architecturally interesting community.

A great mix of unit types here in this neighbourhood. Walk down a street and you should see almost everything. This is a testament to the location because density is needed, but also the development periods. Every period has its favourite style of home and Queen Alexandra has many types for sure.

Queen Alex offers an excellent mix of unit types for owners and investors alike, but it looks like it must be geared well for investors if over 3/4 of all units are rented out. This makes sense considering the proximity to the University, but also because of the younger demographic in the Whyte Ave area as well. Many people who work nearby will be younger, walk to work and enjoy being close to the hustle and bustle of the Old Strathcona area. A perfect place to invest if you’re looking for a low vacancy rate to be sure.

Access & Parking

Parking in Queen Alexandra shouldn’t be too much trouble except near Whyte Ave in the day time. A lot of people work in the area and they may drive to work. Of course if you only need to park there in the evening you might have an ok time of it.

Access to and out of Queen Alex is great at 40 access points total (that being one for every 66 homes). Getting into and out of the area should be easy.

Transit

There are 26 bus stops in Queen Alex, so that gives a transit score of 2695/25 which is 108 homes per bus stop. Not bad at all.
