The University Area in Edmonton is not officially defined, but what I have noticed over the last few years is that people mostly consider anything in this map pretty much the University Area. You could certainly consider the University of Alberta having an impact on home values in these neighbourhoods because of the LRT and the boundaries of the North Saskatchewan River, Mill Creek Ravine as well as the Whitemud Freeway.
