Location & Description
Allendale is an older neighbourhood located just south of Queen Alexandra between 70th Avenue to the north and 61st Avenue to the south. It runs from 109th Street to the west to just 104th Street to the east. Not a very large neighbourhood, Allendale is mostly a grid with most blocks running east to west. Average asking prices for properties in Allendale are just over $400,000 and prices ranged anywhere from $200,000 to $740,000 in 2012. The size of houses is a little larger than most neighbourhoods in the area at 1280ft², but they could be anywhere from 570ft² to 2890ft².
The popularity of Allendale with buyers is fairly average compared to the rest of Edmonton and the desirability is not as high as other neighbourhoods in the zone. It looks like Allendale doesn’t meet the needs of a fair number of the people living in the area, for whatever reason. 8.3% of owners wanted to sell in 2012. 13.4% of all the homes need major work as well. This is not the best number for a neighbourhood, but not too bad either. It looks like Allendale needs a little bit of sprucing up. This could be due to the investors in the area not wanting to spend much on their rental properties.

Much like neighbourhoods nearby, Allendale had the bulk of construction happen just after WWII. However, it didn’t just stay at that and there are some newer homes in the area as well. Homes were built in the 1960s, 70s, 80s and even a little in the early 1990s.

Allendale has a fairly even mix of houses, duplexes and low-rise apartments. It looks like most of the apartment units are rentals, though as there aren’t many condos in the area.

A fairly even mix of owners and renters exists in Allendale. Renters account for about 10% more here than they do in Edmonton on average making this a pretty good area for property investment.

Access & Parking
Parking in Allendale is very good. Lot frontage isn’t bad and there are no areas nearby that cause large numbers of people to park in the neighbourhood. Many people will have rear parking in their homes as Allendale has back alleyways and many people will have garages. Streets are a little narrow in places, but that shouldn’t be much of a problem unless there is a lot of snow piled up on either side during winter.
The access into Allendale is quite excellent with 36 access points for 1265 homes – one for every 35 homes! That’s excellent!
Transit
There are 13 bus stops in Allendale which gives a score of 97 – that is the number of homes serviced by each bus stop if they were evenly distributed – not bad.
