Henderson Estates is considered part of Edmonton’s Riverbend area, but it is a bit newer neighbourhood than say Rhatigan Ridge, which is just to the north of it. The homes in Henderson Estates are really quite new and the area is small – just under 240 acres – so it’s a pretty exclusive community too. Besides having large homes and being in a location right beside the river valley, Henderson Estates listings almost never come up. Only 3 in every 100 homes went up for sale last year. That means that 97% of all of the owners in the neighbourhood are happy living there. That’s amazing.

Henderson Estates is located south of Rhatigan Ridge and Rabbit Hill Road and west of Falconer Heights and Riverbend Road. It extends down to Haddow and the green belt that runs between those communities. It runs right up to the river valley to the east. Its not a large community at just under 240 acres. There are no commercial zones in Henderson Estates, but it does have a park at the centre.

The majority of homes in Henderson were built starting in the 1980s up until about 2003. There were a few places built in the mid 2000s as well. It looks like houses were mostly constructed from about 1983 to 1990 and then more were built in 1994, 1996 and 1997.

Assessed values in the neighbourhood are pretty consistent at just under $600,000 and they look like they go up to about $900,000. Houses in Henderson are expensive!

This may have changed slightly, but it is likely that the area won’t be a high percentage of rentals any time soon. Homes are large and expensive here. It would be hard to save up the 20% you need down for an investment property like this.

The size of lots in Henderson is really quite large. They are much bigger than the average Riverbend sizes even. A lot of them are over 550 m2, which is quite decent for a house with a front drive garage. These lot sizes should make for very good sized back yards.

Almost all the zoning in Henderson Estates is RF1 zoning. The rest is RF5, which is for the Eagle Ridge duplex condos in the area (see below).

Parking is pretty good in Henderson, but not amazing. However, there shouldn’t be any trouble having guests for dinner, however. Looking at a satellite map, you can’t see anyone parked on the street. The lots are wide enough and pretty much everyone has a garage – 99.4% of the homes there have one.
Safety
The nearest fire station is Station 24 located at 131 Haddow Close. It is a Fire rescue-EMS combination.
Transit To and From Henderson Estates
There are 10 bus stops for 662 homes in the community – one for every 66 homes. This is actually really good. Obviously in an area like this the majority of people actually drive to work, but it’s important to have options for those who commute using public transit.
