Location & Description

Ramsay Heights is a south-side neighbourhood located between Brander Gardens and Rhatigan Ridge. The norther boundary of the neighbourhood is 51st Avenue with a little jog around 53rd Avenue and the neighbourhood runs west to east from the river valley to Terwillegar Drive. The southern boundary of the neigbourhood is 40th Avenue and Ramsay Crescent.

Ramsay Heights is located in Edmonton Real Estate Zone 14, along with Bulyea Heights, Carter Crest, Falconer Heights, Haddow, Henderson Estates, Hodgson, Leger, Magrath Heights Area, Ogilvie Ridge, Rhatigan Ridge, Terwillegar Towne, Terwillegar South, Brander Gardens and Brookside

Asking prices for homes in Ramsay were averaging $464,000 in 2012 – lower than surrounding neighbourhoods – likely due to the large number of condo units in the area. Absorption wasn’t bad at 61.3% considering a Hot Market Index at only 45.8 °G. Prices in the neighbourhood can range anywhere from $140,000 for a small condo to almost $1.5 million for a 4000 ft² house.

Like much of Riverbend, Ramsay Heights became part of Edmonton in 1960, but  the majority of construction didn’t start until about 10 years later. Most houses were build in the 1970s and 1980s with just a few infills being built in recent years.

The majority of Ramsay Heights is single family homes (54.7%), but there are a considerable number of row houses (12.4%) and low-rise apartments (30.3%) as well. There are only a few semi-detached homes (duplexes).

Access & Parking

Access to Ramsay Heights is not that great – it just has 3 entrances. This cuts down on traffic through the area, but there is only one entrance for every 445 homes.

Parking in Ramsay should be quite decent in most areas. Front drive garages – which are typical after the 1960s do decrease the parkable area on the street, but there are no problems in most of the neighbourhood.

Transit

There are 10 bust stops in Ramsay – one for every 134 homes.
