Terwillegar Towne is a newer, fairly dense neighbourhood in south Edmonton that was developed starting in 1997 and effectively completed in 2010. Nearby neighbourhoods include South Terwillegar to (no kidding) the south, Leger to the north, Magrath Heights to the east and Haddow to the west. The area features many houses on smaller lots with front porches and rear drive garages combined with treed boulevards and named streets. It seems to be a very popular area with first time home-buyers. Asking prices in Terwillegar Towne can be anywhere from just under $200,000 for an apartment style condo right up to about a million for a house. Home sizes range from about 720 ft2 single-level apartment up to a large 3000 ft2 house. Average condo sizes are at a reasonable 1033 ft2 and the average house size is around 1330 ft2. Terwillegar Towne started construction of homes in 1997 and peaked in 2004. Almost all lots were developed by 2010 although there were some laggards that went up in 2014. Assessed-Values-in-Terwillegar-Towne-Edmonton Assessed tax values in the neighbourhood spike in the $400,000 range – these are mostly houses – but there are many condos assessed at around the $275,000 mark as well. There is a lot of diversity in the Terwillegar area. I think there’s a lot of value in Terwillegar Towne and South Terwillegar.

Terwillegar Towne zoning is crazy for Edmonton. The above chart is just residential zoning, and there are many specific Terwillegar zoning codes that the City of Edmonton made during planning – specific modifications of zoning that already existed or entirely new zoning regulations for this area. The ones we know already are RSL at 7.0%, RPL (Residential Planned Lot) at 4.6% along with it’s counterpart RPLt at 19.5%. You really could combine the ones with the small ‘t’ at the end to get a general idea of what kinds of zoning there is, but the differences, even if they are small, might be important. The largest chunk of the lots in Terwillegar Towne are TSLR, which is Terwillegar Small Lot Residential Zone. There are a lot of townhouses in the area and those will be zoned RF5 or RF5t, depending on if they fit the regular criteria or needed a modification of the RF5 guidelines. RPLt, which is the Terwillegar equivalent of a Residential Planned Lot is up there at 19.5%, while the standard is 4.6%. A list of the special areas can be found here.

About 12.4% of Terwillegar Towne was renters in 2012. There isn’t any newer information, but my guess is that that number has increased and will continue to increase. Still, the majority of the community is owners.

The neighbourhood has 4 parks, one of which Terwillegar Towne Neighbourhood Park is enormous, taking up a large percentage of the land in the community. This helps to make the neighbourhood more desirable and is a draw for families, especially those with young children.

Many homes have garages in Terwillegar Towne – 81.1%. Even a lot of the townhouses have garages. This is pretty rare for a neighbourhood with so many reasonably priced homes. Parking is ok in Terwillegar Towne. Streets are narrow, but since most homes have front drive garages, there is some space out front. The houses don’t have much frontage, so you can’t park a lot of cars out front and driveways are short so none can go in the back besides in the garage. All in all, I think this is a decent compromise for a higher density neighbourhood with mostly single family homes. It’s pretty well established and there aren’t that many cars parked on the street, so the design seems to be working. Access for to Terwillegar is strange but adequate. There are a decent number of entry/exit points, but traffic is funneled through roads that were not designed for heavy traffic flow. It’s a bit strange to be honest. Access is most common from (the totally inaptly named) Haddow Drive and Towne Centre Boulevard. If you’re coming from the south, you may opt to use Rabbit Hill Road and people living in the fancy Terwillegar Gardens will likely use Tegler Gate. Getting into and out of the neighbourhood is not always quick, but it seems to not get too congested. There is a fair bit of traffic on certain roads, so do be careful where you choose to live if a very quiet street is desirable.

Transit To and From Terwillegar Towne

There are 35 bus stops in the neighbourhood boundaries – one for every 68 homes, which is decent.
